Be Buyer Savvy
Buyers, after making your list of potential properties, call that favorite Broker! Send the list over and let your Broker gather the information NOT at your fingertips: plat maps, easement information, well info, cattle grazing leases, HOA documents and overall knowledge of the area. Do this BEFORE you drive 3 hours to get here and before spending another three hours looking at properties you may have checked off your list based on the additional info. Any efficient Broker is going to recommend this, particularly if they are accompanying you on your property tour.
Yes, research on the syndicated internet sites is an excellent way to narrow down your choices. However, those sources cannot provide the range of information your local Broker can. Take advantage of your Broker's expertise!

Struggling with "Address Not Disclosed"?
Buyers, are you struggling with an 'address not disclosed' for sale property? Just bite the bullet and schedule that showing! 'Not disclosed' is usually for a VERY good reason AND a Seller Request that can't be disrespected. As REALTORS we have a fiduciary duty to our clients that must be upheld...and disclosing the location is not allowed. Even if you are a former REALTOR, even if you are thee most honest, trustworthy, reliable non-gossiping human on Earth, we cannot provide you with the address. So schedule a showing instead!

Wire Transfer Common Sense
Hackers LOVE Wire Transfers if the wiring of funds is not done in a secure manner.
ALWAYS CALL your escrow agent to CONFIRM wiring instructions and complete that wire IN PERSON at your bank or lending institution.
NEVER EMAIL wiring information to anyone!

"I Can't Find TBD County Road...."
Several folks who call our office want to drive by vacant parcels on their own, which is understandable. GPS apps help considerably, but what if the property has no number? Say a listing is identified with "TBD County Road 215," how do you find it? TBD means "to be determined" -- the owners of the property have not yet put in a driveway. Once a driveway exists, the County will map that location and provide a number. So, until it's mapped, it's To Be Determined....Even so, we can provide you with directions, and frequently aerial maps (after a little bit of sleuthing), so you can be sure you're visiting and viewing the proper parcel. Anybody Home?
If you are an absentee home-owner, especially in a rural area like ours, make arrangements to have someone check on your house regularly.
Make sure you're not leaving it visually wide open for someone to consider breaking in -- obvious examples include an unplowed driveway (or no tracks) in the winter, uncollected mail, window coverings drawn shut for days or weeks, an absence of interior lights in the evenings, even a Christmas wreath in the Spring.
Eyes and ears are all around....

Quick Thought on Listings
A potential seller is considering taking his listing to a Denver broker -- what do I think about that?
Of course you want to work with a broker you're most comfortable with. A few suggestions:
Make sure you contact local brokers and let them know about the listing because if it's not on our local MLS, we're not going to see it when potential buyers come in and inquire about it.
Also, you might want to consider co-listing with a local broker, who can definitely market the property, particularly when the Denver broker has a 7-hour round trip to show your property.
Just my humble opinion!

High Mountain Hay Fever
Depending on which way the wind blows this weekend, the Tribe here at 95 Main Street may be treated to at least a few strains of Bluegrass.
The High Mountain Hay Fever Bluegrass Festival -- an annual favorite for so many visitors and valley residents -- gets started this evening at the Bluff and runs through Sunday, the 15th.
The big tent went up a few days ago....long lines of campers and RVs have been rolling down Main Street all day.....and Mother Nature very kindly provided some cooler temps.

Something in the Air?
A rash of computer crashes has afflicted several people we know, including Yours Truly.
On one hand, it's liberating to be free -- even temporarily -- from the clutches of technology.
On the other hand, it's a big PITA getting it all up and running again.

Conundrum Wrapped in an Enigma
So, a friend and client asks, "Are we in the BOOM now?" referring to home sales.
If the answer is "yes," are you excited? Dreading the influx?
If the answer is "no," are you rooting for continued upswing? Hoping it dies?
We live in such a unique and beautiful place, it's no wonder visitors are curious about becoming residents.
Long-time residents and old-timers may not welcome the inevitable changes that a growing population produces.
Incoming entrepreneurs bring dreams and enthusiasm. Do empty storefronts represent opportunity? Symbolize a failed attempt?

We Need the Moisture!
The Wet Mountain Valley has struggled to live up to its name the last few months. We're so grateful to finally see some precipitation here in Westcliffe and on the peaks of the Sangre de Cristo mountain range. Not enough for plows and snow shovels, but we'll take it!

Hooray! The new Summit & Main Realty Group website is finally up and running!

Our fearless leader, Kimberly Powers, had a vision that this technology-challenged scribe probably came nowhere close to fulfilling, but it was an exciting journey nonetheless. Additions, deletions and tweaks are sure to come.
